Working with designers Smith & Devil, we delivered the ‘design and cost build’ scheme to the client for their requested new venture/investment.

This venue would form the template for a branded chain of similar venues, designed to take advantage of the available ever declining retail space, combined with the diversification of evening entertainment into a more experiential based offering. 

The cost of delivering this initial site in the project would be £1.5m - £1.75m.   At maturity, the site forecasts to deliver £2.8m in net revenue, with an EBITDA of £886k.  Following the successful launch of this venue, the plan would be to roll this concept out to other suitable locations.

Over the last five years, competitive socialising has been the success story in the face of declining retail, leisure and hospitality markets. At the same time, well operated, modernised, family leisure offerings continue to perform well across the UK.

By combining tenpin bowling, adventure golf, and a great food and beverage offering, all in a purpose built environment, would provide a true point of difference from other venues, driving football from a wide catchment area and maximising spend from all customers.
